Brentwood sits on the Westside of Los Angeles, between the 405 and the Santa Monica city line. The 90049 ZIP runs from Wilshire Boulevard north into the canyons below Mulholland Drive. Brentwood is built out, so a new house here almost always starts with a teardown. The demolition and the hauling come first, before any framing. Older homes in 90049 often sit on pads that were cut decades ago. Those pads settle, and few of them still read level.
On a recent backyard project in Brentwood, the yard sloped hard from one side to the other. Our lot cleanup crew stripped it first, then cut about two feet off the high side. Rough grading brought the whole pad down to level. That let an adjacent lot tie into the main property as one usable yard.
North of Sunset the streets get narrow and steep. Mandeville Canyon Road runs miles up a dead end, with one way in and one way out. We size the truck to the street, so a tight canyon lot may take more trips with lighter loads. Hillside Brentwood also sits in the Very High Fire Hazard Severity Zone, so cleared brush has to leave the site.
LADBS issues every demolition and grading permit in Brentwood. For 20 years we have held City of Los Angeles contracts to clear out vacant and foreclosed property.
