Interior Demolition
We gut kitchens, bathrooms, walls and floors inside homes that are staying up. Everything you keep gets covered first, and the debris leaves on our own trucks instead of sitting in a bin out front.

House demolition is the core of what we do across Los Angeles. We take down whole structures: single-family houses, detached garages, sheds, pool houses. Our crews handle the teardown and the debris haul-off in one job. You get a clear lot, not a pile to deal with later.
We started Southwest Hauling in 1994 and the slogan on our trucks has not changed since: It's All About Service. Greg still runs the jobs and we field three crews with our own trucks and skid steers. For 20 years we worked under City of Los Angeles contracts clearing foreclosed and abandoned properties, which taught us how to work fast on messy sites. That same crew now handles high-end residential demolition on the Westside and in the South Bay.

Before anything comes down, utilities get disconnected and capped, and the permit and survey work is squared away. We fence and protect what stays: the driveway, mature trees, fence lines, the property next door. On tight lots we bring in compact equipment instead of oversized machines, which keeps damage off the surrounding property.
Then the structure comes down in sections, with water for dust control as we go. Debris loads straight into our trucks and leaves the site the same day when we can manage it. We finish by clearing the footprint so your builder or grading crew can start. If the slab or foundation is staying put for now, we can leave it and handle concrete removal as a separate step.
Price comes down to a handful of things we can look at on site. Square footage and the number of stories set the base. After that: how much debris the structure makes, how far our trucks travel to the disposal site, and how hard the lot is to reach. A flat Santa Monica lot with street frontage is a different job than a hillside teardown with a single narrow driveway.
Age matters too, because older houses usually need an asbestos survey and sometimes abatement before demolition starts. Detached structures like garages or pool houses are priced by size and access. Estimates are free, so we come out, look at the structure and the access, and give you a number for the whole job including haul-off.
We work the Westside every week: Beverly Hills, Brentwood, Bel Air, Santa Monica, and Pacific Palisades, including cleanup after the Palisades fire. Teardown-to-rebuild is constant here. Buyers purchase for the lot, and the existing house comes down so a new build can go up. Those jobs sit close to other homes, and privacy expectations are high. Our crews work on high-profile properties under NDAs, so quiet, careful work is normal for us.
Our truck yard is in the South Bay, which puts us close to Manhattan Beach, Hermosa Beach, Redondo Beach, San Pedro, and down through Long Beach. Short trips from the yard mean less travel time on your bill. Call 310-546-4855 for a free estimate, or see our other service areas.

Tell us what needs to come down, come out or get hauled off. A few photos help. We cover the Westside and South Bay, Beverly Hills to Long Beach.
The owner prices the job at the property, free. He checks the structure, the access and where the trucks will sit, then gives you one number for the whole job.
Three crews, our own trucks and skid steers. The teardown, the loading and the hauling stay with one company, so the schedule holds.
Debris goes out on our trucks to licensed facilities. We sweep the street, clear the drive and leave the property ready for whatever comes next.

Our own trucks and skid steers do the loading and the hauling. Debris leaves on our schedule, not a bin company's. The teardown and the haul-off are one job and one price.
Twenty years of City of Los Angeles contracts clearing foreclosed and vacant properties. That work runs on deadlines and documentation, and the habit stuck. Sites get finished, not abandoned.
Much of our work sits behind gates on the Westside, and NDAs are routine. Crews park where you say, keep the site tidy and do not talk about whose property they are on.

Yes. LA teardowns need an LADBS demolition permit, a pre-inspection, a sewer cap permit and AQMD asbestos steps first. The 45-year rule adds 30 days.
