Property cleanouts have been steady work for us in Los Angeles since the 90s. A cleanout means the whole property gets emptied, from the back bedroom to the garage. Our crew works room by room, sorts what is inside, and loads it into our own trucks. When the last truck pulls out, the place is broom-clean and ready for whatever comes next.
We have been doing this since 1994, and for 20 years we held City of Los Angeles contracts. The job was clearing out foreclosed, vacant and abandoned properties across the city. Our crews opened doors on full houses with no idea what was behind them, always on a deadline. That is the same work a family faces after a death, or a landlord faces after an eviction.
Tell us about your project and we will get right back to you.
An estate cleanout usually starts with a call from a son or a daughter. A parent has passed or moved into care, and the house holds a lifetime of belongings. We offer estate cleanout services at whatever pace the family needs, one room or the whole house. A hoarder cleanout runs the same way, in layers, with nothing loaded until you say go.
Other jobs are about getting a property back to work. A landlord needs an eviction cleanout before the unit goes back on the market. Banks and agents call for a foreclosure cleanout when a house has sat empty. Sellers book a real estate cleanout so listing photos show clean rooms, and a garage cleanout often comes with it.
It starts with a free estimate, and there is no charge to have us come out. Greg or a crew lead goes through every room, plus the garage, the attic and the yard. Access counts as much as volume, so we check the driveway, the gate width and where a truck can sit. You get one price for the whole job before anyone starts loading.
On the day, the crew clears one room at a time, and anything you flagged is set aside first. The rest gets sorted into what can be donated and what has to be hauled off. Boxes go out by hand, and a skid steer handles the heavy loads. We sweep out before we lock up, so the property is ready to show or hand over.
Our truck yard sits in the South Bay, so most of our work is close to home. We cover Manhattan Beach, Hermosa Beach, Redondo Beach and San Pedro, and we run down into Long Beach. On the Westside we work in Beverly Hills, Brentwood, Bel Air, Santa Monica and Pacific Palisades. We ran cleanup crews in the Palisades after the fire, on streets we already knew.
Westside homes bring narrow driveways and hillside stairs, so we plan the truck spot and carry route ahead of time. Some of the homes we clear are high profile, and plenty of our jobs run under an NDA. Our trucks have carried the same slogan since the 90s: It's All About Service. Tell us what needs to come down, come out or get hauled off. A few photos help. We cover the Westside and South Bay, Beverly Hills to Long Beach.
The owner prices the job at the property, free. He checks the structure, the access and where the trucks will sit, then gives you one number for the whole job.
Three crews, our own trucks and skid steers. The teardown, the loading and the hauling stay with one company, so the schedule holds.
Debris goes out on our trucks to licensed facilities. We sweep the street, clear the drive and leave the property ready for whatever comes next.

Our own trucks and skid steers do the loading and the hauling. Debris leaves on our schedule, not a bin company's. The teardown and the haul-off are one job and one price.
Twenty years of City of Los Angeles contracts clearing foreclosed and vacant properties. That work runs on deadlines and documentation, and the habit stuck. Sites get finished, not abandoned.
Much of our work sits behind gates on the Westside, and NDAs are routine. Crews park where you say, keep the site tidy and do not talk about whose property they are on.
